Remodeling and construction services in Pinellas County
Thirteen services, one licensed contractor, one contract from permit to punch list.
Jess Remodeling is a licensed general contractor, which means one company holds the permit, schedules the trades and answers for the result. You are not managing a tiler, an electrician and a plumber who have never met.
The thirteen services below fall into three groups, and the group matters more than the label. Remodeling work is decided by what sits behind your finishes. Additions are decided by your lot and your survey. Outdoor and specialty work is decided by wind ratings and the water table. Which group your project falls into changes the permit path, the engineering and the schedule far more than the room name does.
Remodeling
Rebuilding rooms you already own.
These are the projects where the footprint usually stays put and the work happens behind the finishes: waterproofing, wiring, plumbing, and the occasional load-bearing wall. Most need a permit. All of them are decided by what we find once the tile is off.
Kitchen RemodelingStructural wall removals, county permits and humidity-rated materials.
Bathroom RenovationRebuilt shower pans, code waterproofing and permitted work.
Whole-House RemodelingLoad-bearing wall removals, coastal permits and sequenced trades.
Aging-in-Place BathroomsZero-threshold showers and grab bars built to ANSI A117.1.
Additions and new builds
Adding permanent square footage, or starting from the lot.
Anything that changes your home’s footprint brings in setbacks, engineered footings, roof tie-ins and ASCE 7-22 wind loads. These projects are decided at the site visit, because the lot and the survey determine what is buildable long before anyone draws a plan.
Room AdditionsEngineered roof tie-ins, footings and permitted setbacks.
Master Suite AdditionsBedroom, en-suite and walk-in closet built to code.
ADU BuilderDetached units and garage conversions, permitted to local setbacks.
Garage ConversionUse-change permits, egress windows, insulation and dedicated HVAC.
Custom Home BuilderLot evaluations, flood elevation and ground-up construction.
Outdoor and specialty
The work that only makes sense on the Gulf Coast.
Screen enclosures, conditioned Florida rooms and below-grade assessments behave differently here than anywhere else in the country. Wind ratings, water tables and the difference between a lanai and a conditioned room decide both the cost and the permit path.
Florida Room & SunroomConditioned rooms with impact glazing, not screen enclosures.
Lanai & Screen EnclosuresEngineered aluminium frames rated for coastal winds.
Crawl Space & Below-GradeEncapsulation and honest assessments for slab and elevated homes.
Investment Property RenovationMilestone schedules for flips, holds and short-term rentals.
Most projects are more than one of these
Most projects touch more than one of these. A whole-house remodel usually includes a kitchen and two bathrooms. A master suite addition is a room addition with a bathroom inside it. A garage conversion and an ADU can be the same project with different paperwork.
That is the point of using one contractor. The sequencing between those pieces — which inspection has to pass before the next trade can start — is where projects usually go wrong, and it is the part we are actually being paid to manage.
